Exceptional small-business counsel for my lease update
I run a coaching gym in Framingham and hired Jeremy Bombard at Bombard Law to update/renegotiate our commercial lease as we expanded. Jeremy was outstanding from start to finish—fast, clear, and relentlessly practical.
He translated legalese into plain English and built a negotiation plan that actually protected the business day-to-day. He spotted (and fixed) the usual landmines: an overbroad personal guaranty (now limited in scope/duration), uncapped CAM/NNN charges (now with audit rights and a cap), fuzzy HVAC/roof/structural responsibilities, and a one-sided relocation clause (removed). He added wins I wouldn’t have thought to ask for: rent abatement during build-out, clearer signage rights, renewal options with predictable bumps, a clean assignment/sublet path, reasonable cure periods, and tighter insurance/indemnity language.
Turnaround was quick, his redlines were surgical, and he gave me a simple summary and checklist so I could talk to the landlord with confidence. Fees were transparent and worth every penny given the long-term savings and risk reduction.
